The Top 11 Things to Look For When Buying a New Home
And Why #11 Should Be #1 On Your List
A great interest rate, location, good school district or spacious backyard ? everyone's lists will vary when searching for that new home. Although we all have our preferences, here are 11 things you should look for when making one of the biggest investments of your life.
- Location: Just like owning a business, location is everything. Be sure to find a home that meets your standards in terms of proximity to work, access roads, schools, shopping, public transportation, parks and other amenities important to you and your family.
- Home Site: You've found the perfect neighborhood location so now's the time to consider your new home's site. The view, wooded backyard, gardening possibilities, driveway elevation, stairs to the front door and daylight basements are among many factors to consider when narrowing down your list.
- Neighborhood: Some experts say you should own the smallest home in the nicest neighborhood you can afford. You'll always have a great view and your property value will steadily increase because of the neighborhood. Be sure to visit a prospective neighborhood on the weekends, during the week and days and evenings just to get a true depiction of a neighborhood's activity, flow of traffic or thru traffic. Check to be sure neighbors keep their yards clean and tidy as well.
- Curb Appeal: Look at the exterior features of a home. Your home should reflect your lifestyle. If you have a contemporary style, you may want a simple design with sleek edges; however, if you like a more formal look, the Tudor style home may be right for you. Consider the attractiveness or landscaping possibilities, whether the home is brick, stucco or siding. Inspect the sidewalks to be sure they are safe.
- Size: Are you looking for your dream home or a starter ? What floor plan best suits your lifestyle ? If you like to host parties, perhaps a basement or spacious recreation area should be one of your home's main features. Consider whether you plan to start a family or if you will be single for a while. Would you like space for a home office and will you be able to furnish your home to your satisfaction?
- Bedrooms and Bathrooms: Determine the number of bedrooms and bathrooms you'll need and only look at homes that meet your requirements. No sense in finding a charming, cozy home that doesn't meet your space needs. Having an extra bedroom can always be used as office space, a guest room or library. If you plan to add on to your home in the future, be sure to consult an architect about city regulations, lot usage and space planning.
- The Kitchen: Often considered one of the main selling features, the kitchen is usually the hub of the home. Be sure to find the kitchen that meets your needs. You can always remodel; however, that can get costly.
- Closets and Storage: Check closet size and storage space to be sure it can house your belongings. If you have a large wardrobe, craft supplies, holiday decorations, workout equipment, etc., be sure your new home has the space to neatly store these items away.
- Windows and Lighting: Consider the morning and evening sun and which rooms will be affected most. If you like a bright, sunny office, consider its position in the home. Also consider whether there are enough windows for natural sunlight or whether you'll have to depend on artificial lighting even during the day. You can always add lighting, but be sure you can live with the natural light and windows.
- Finishing Touches: Very often, the little touches make the difference in a home's appeal. Crown molding, fireplaces, light and bathroom fixtures make a simple home a sophisticated home of style. If these are important to you, be sure to consider them when house hunting or budget to add them after you move in.
- Guaranteed Comfort and Energy Efficiency: There are many things to consider when buying a home; don't make the mistake of purchasing a perfect-looking home that wastes energy and costs you hundreds of unnecessary energy dollars. Look for a Right Choice? home. You'll enjoy warmer winters and cooler summers in your energy-efficient Right Choice home. Look for a Right Choice subdivision sign or ask for a Right Choice builder.
